In the mid-1980s (before my arrival here), the west end of Coast Village Road became a recognized nightlife cluster that the Los Angeles Times labeled the “Montecito triangle.”

This piece of geometry sat on three corners at the western gateway to Coast Village Road: The Bistro, Santa Fe Bar & Grill, and Nipper’s.

Three establishments. One short stretch of pavement. Unlimited opportunity for social advancement—or social embarrassment.

Locals called it simply The Triangle.

Santa Fe Bar & Grill had been around the longest.

In the 1950s it was called the Pink Squirrel.

When the 1960s rolled around, actor John Ireland opened Chanticleer, a restaurant that attracted Hollywood expatriates, polo players, and the occasional raconteur passing through town.

By the 1980s, the space had evolved into Santa Fe Bar & Grill—less formal, more festive.

Today, it is Lucky’s—respectable, polished, and home to Montecito’s evening parliament.

Champagne and Excess

Directly opposite Santa Fe Bar & Grill—back in the ‘80s—stood Nipper’s, now the site of Los Arroyos.

Nipper’s opened in 1982 as a champagne-and-caviar club an ambitious concept (related to its sister establishment on Rodeo Drive, Beverly Hills) in a town better known for quiet dinners and early bedtimes.

Inside, the mood was decidedly less restrained.

A DJ spun records. Couples danced. Champagne bottles popped.

It was Montecito’s closest approximation to a nightclub—and for a few years, it thrived.

The establishment quickly acquired its own legend and lore.

Locals joked: “Nipper’s—where the champagne was always cold, and the coke always flowed.”

Completing the triangle was the Bistro, a dependable dining room that anchored the intersection and provided a calmer refuge for those who preferred conversation to choreography.

The Bistro offered balance— and, occasionally, an exit strategy.

Dinner on one corner. Drinks on another. Dancing across the street.

Circa 1982 to 1992, a period when Montecito was still small enough for everyone to know everyone—and just large enough for anonymity after midnight.

Celebrities mingled with contractors. Real estate agents danced with doctors. Locals shared bar stools with weekend visitors from Los Angeles.

Dress codes were flexible. Bedtimes were negotiable.

For a town known for discretion, the triangle represented a rare burst of spirited exuberance.

A single block that sustained much laughter, music, nasal tissue death, and occasional regret.

Every town has a place where its rules loosen.

For Montecito in the 1980s, that place was The Triangle.

Three venues. A thousand stories. Many of them best left untold.

Catching up with current topics.

Two weeks ago I referenced conman Ben Anderson (formerly of Montecito) in my post about the Rosewood Miramar.

The context:

Since October 2025, two of Rick Caruso’s most senior Miramar managers have left his employ, men who helped launch the hotel and who once loyally flanked Caruso’s sides while he paraded around the resort on weekend visits to inspect landscape maintenance as if he were the Queen of Hearts from Alice in Wonderland causing fright to the pips.

There have been no public announcements, and lips are tight about the circumstances of their discreet departures.

The first to fall off—last fall—sought and found employment elsewhere after being told his days were numbered.

The second executive moved on to South Carolina. It is whispered, though not confirmed, he may have drawn scrutiny over the alleged comping of beachfront suites to certain individuals with whom he was socially involved. Whether those arrangements crossed internal policy lines remains unclear.

One name surfaces in such conversations: Ben Anderson, a conman who—with his family—moved from Montecito a couple of years ago to quietly resettle in Nashville, Tennessee. It is whispered that Anderson began cutting plans to flee soon after a longform piece of investigative journalism (my own) exposed—in the Santa Barbara News Press—his past frauds.

Here is the column that appeared about Ben Anderson in the News-Press on 22 May 2022.

Montecito’s Ben Alexander-Owens Anderson, 40, offers courses and coaching on “How to Become a Successful Loan Originator” and heavily promotes himself as a public figure “mortgage mogul.”

What is not apparent on Anderson’s website (which was active until this investigation began) or any of his social media channels, is this: In March 2019 the State of California’s Department of Business Oversight revoked his Mortgage Loan Originator (MLO) license.

During that same year, Anderson’s license to initiate mortgages was also revoked in three other states—Washington, Illinois, and Ohio—for “not meeting the standards required” to be licensed as an MLO.

This is largely because, three years earlier—in March 2016—a jury held Anderson liable for fraud, breach of fiduciary duty, misappropriation of confidential information, and five other causes of action.

After a seven-week trial the jury in that case concluded that Anderson had defrauded his employer, Mount Olympus Mortgage, of Irvine, California—and awarded the plaintiff damages against Anderson in the amounts of $5,607,000 in lost profits and $215,654 in punitive damages.

Confidential Client Data Misappropriated

The Chicago Tribune reported that Anderson had downloaded and transferred to another mortgage company, Chicago-based Guaranteed Rate, “more than 200 active loan files and personal financial data on 900 borrowers before switching firms,” even though he had signed a confidentiality agreement upon joining Mount Olympus that forbade such treachery—and enabled Guaranteed Rate to engage in unfair competition.

Said Chad Hummel, an LA-based partner with Sidley Austin who represented the aggrieved mortgage company: “It was quite an elaborate scheme. He [Anderson] transferred all of the data without our client’s consent.”

Or, as the Commissioner of Business Oversight put it: “Beginning as early as April 2014, Anderson began making arrangements to move from Mount Olympus to a different employer, Guaranteed Rate. In exchange, for compensation by Guaranteed, Anderson surreptitiously and without Mount Olympus’s knowledge or consent, arranged to transfer Mount Olympus’s confidential and proprietary information to Guaranteed before leaving Mount Olympus. Between March and June 2014, Anderson initiated and abetted the transfer of Mount Olympus borrowers’ tax returns and bank account statements to Guaranteed, in violation of Mount Olympus’s written policies, which Anderson had signed and agreed to abide by.”

Anderson is reported to have joined Guaranteed Rate immediately after being fired in June 2014 by Mount Olympus, his original sponsor for an MLO license.

(Mount Olympus also sued Guaranteed Rate over Anderson’s egregious behavior and won a judgment for $13 million in punitive damages, $5.6 million in lost profits and $4.6 million in lost business value.)

In addition to citing this case as cause for revoking Anderson’s license, the California Department of Business Oversight also chastised Anderson for “failure to promptly disclose the fact that he had been named in a lawsuit whereby an injunction was sought against him from engaging in certain financial services related activity.”

The department further castigated Anderson for failing to disclose liens taken against him, as required by their regulations.

Revoking Anderson’s license, Administrative Judge Matthew Goldsby wrote that he “misrepresented that he had no unsatisfied liens when in fact two prior tax liens were recorded and not paid” and that “cause exists to discipline respondent’s license number… because he failed to meet the statutory requirements and withheld information or made material misstatements in his application for a license and license renewals.”

Anderson’s website billed him as “a best-selling author” of a book titled Homeowner Now. However, this is a 73-page self-published book that, as far as we can see, has not appeared on any best-seller lists.

Relocation

Mark Leyes of the California Department of Financial Protection and Innovation told me: “Mr. Anderson is not currently licensed by the Department of Financial Protection and Innovation to act as a mortgage loan originator in California. He may NOT act as an MLO unless and until he applies for and is approved for a license. Both the California Financing Law and California Residential Mortgage Lending Act regulate the conduct of MLOs in California and provide for criminal liability based on willful violations of any provision of those laws, including engaging in unlicensed MLO activity.”

Soon after his MLO license was revoked, Anderson, who apparently attended Biola (a Christian college in La Mirada founded as a Bible institute), relocated his residence from Orange County to Montecito—perhaps, in our opinion, to make a fresh start.

However, reports reaching us allege that this ex-mortgage originator may be endeavoring to broker mortgages even though he no longer possesses the proper licensing to do so.

A person familiar with the company Ben Anderson 365 told me that, through 2020 (after he had lost his license), Anderson “coached a team of loan initiators, and originated loans personally as well, for a company called PRMG.”

(Paramount Residential Mortgage Group is based in Corona, California. I reached out to PRMG for comment, but no one in the company responded.)

And in a post on his Instagram account dated February 10th of this year, under the heading “Happy Client” Anderson quoted Frank@amdur.us: “Out of my 27 home purchases and my refinancing with you…” and “I was pleased to refer you to another family member who is looking for a new home.”

It is unclear when or where Anderson refinanced a home for Frank@amdur.us.

But if it was in California after March 2019, it would be in violation of California Financial Code 50500, as cited by Mark Leyes: “Any person who willfully violates any provision of this division, or any rule or order under this division, shall, upon conviction be subject to a fine of not more than ten thousand dollars ($10,000) or imprisonment in the state prison or in a county jail for not more than one year, or to both that fine and imprisonment.”

We reached out to Anderson to confirm or deny if he has handled mortgages since his license was revoked.

Anderson responded, “I can tell you that I am abiding by the order.”

Idaho?

In December 2020, soon after moving to Montecito, Anderson applied for an MLO license In Idaho.

“Consistent with normal practice,” wrote Patricia Perkins, Director of Idaho’s Department of Finance, “a Department examiner conducted an assessment of the applicant using various sources of information to determine if the Applicant demonstrates sufficient financial responsibility, character, and general fitness in order to be licensed as a mortgage loan initiator.”

Anderson’s request for a license in Idaho was denied.

“The Applicant,” reads that Order, “does not have the character and fitness sufficient to warrant belief that he will operate honestly and fairly.”

In any case, an MLO license in Idaho or any other state would not allow Anderson to initiate mortgages within the state of California.

Mark Leyes told me: A person with an MLO license from another state may assist a California-based borrower on a mortgage on property inside the state where he is licensed but not inside California.

PPP Loans

As with Alice in Wonderland, Anderson’s business practices get curiouser and curiouser—and potentially more seriouser and seriouser, if true, given the penalties involved.

In April 2020, a year after Anderson’s MLO license was revoked, the Ben Anderson 365 Corporation, registered at 9920 Research Drive in Irvine, received a Paycheck Protection Program (PPP) loan (which turned out to be free money) from the Small Business Administration in the amount of $102,436 after it applied to the program on behalf of 11 employees who, the corporation claimed, were in need of funding to keep their jobs during the COVID-19 lockdown.

When we checked, we found the toll-free number that links to Ben Anderson 365 Corporation in Irvine is disconnected.

In January 2021, Ben Anderson 365 Corporation applied for and received a second PPP loan, this time in the amount of $97,700, purportedly on behalf of six employees whose jobs the company linked to an address on East Valley Road in Montecito. This is a residential address (presumably where Anderson resided at the time) and not zoned commercial.

Problem: A former Ben Anderson 365 contractor told me that by January 2021 all of Anderson’s employees had either left or were fired, aside from Ben’s sister-in-law.

PPP loan fraud is a federal crime and violations can lead to a one million dollar fine and 30 years imprisonment.

At his State of Union address, President Biden announced that “the Justice Department will name a chief prosecutor for pandemic fraud.”

Last month, Raymond Magana of LA County was sentenced to 41 months in prison and ordered to pay $360,415 in restitution for committing PPP fraud, which has been described as the largest fraud in U.S, history.

If you suspect PPP fraud, access pandemicoversight.gov and file a complaint electronically.

Now back to Anderson: If he truly employed a staff of six in January 2021 (contrary to what I was told), and they were beneficiaries of PPP loans, what are their names and what are the amounts of funds that were allocated to them?

I reached out to Anderson to confirm or deny if he had only one employee when he applied for and received PPP funds for six employees in January 2021.

Anderson replied: “I can confirm that I had more than 1 employee in January of 2021.”

I followed up: “As mentioned earlier, we have a source who claims you had only one employee, your sister-in- law, in January 2021. This is important because in January 2021 you applied for and received a (second) PPP loan in the amount of $97,700. To fully resolve what I’ve been hearing from our source, I would be grateful if you would provide the identities of the six employees who were allocated PPP funds from that January 2021 PPP loan.”

Anderson replied: “Confidentiality and in good business practice I can’t disclose the identity of my employees, I’m sure you can appreciate that. But I can tell you I had several employees in January 2021.”

We followed up: “While I understand your stance regarding confidentiality, I think the suggestion of PPP fraud is serious enough to outweigh any such concern. I can assure you that, if divulged, I would not publish the names of your employees, but only ensure that they exist and that they received PPP funds. Obviously, failing to provide such information creates enough doubt to justify raising the allegation based on what I’ve learned. So, I ask you, please, to reconsider and identify the six employees who received PPP loan payments in January 2021.”

Anderson did not respond.

Update

In 2023, Ben Anderson put his house in Montecito up for sale, fled California, and settled in Nashville, Tennessee.

It remains unclear whether this column or a state (or federal) investigation caused Anderson’s surprise departure from what he told friends was supposed to be his “forever home” in Montecito.

Reddit Commentary

Many Montecitans (especially newcomers) are not aware that Coast Village Road (CVR) belongs to the City of Santa Barbara (SB), not Montecito (an unincorporated community within Santa Barbara County).

Those who are aware, well, they vaguely recall a simplified story: in exchange for annexation and tax revenue, SB provided CVR with a sewer system.

Partly true. But there was much more to it.

Here is what actually happened.

On the Ides of March—15 March, in 1960—business and property owners along CVR held a referendum on whether (or not) to join SB.

Fifty-three of 72 qualified voters cast ballots.

By a margin of 23 to 15, the majority chose annexation.

Less than a month later, on 12 April 1960, Santa Barbara City Council formally adopted “Montecito Strip Annexation”—Ordinance No. 2765.

A small majority of business and property owners believed the city would deliver more reliable municipal services than the county—especially infrastructure(such as a sewer system) and maintenance necessary to support a growing commercial district.

At the time, that may well have been true.

Fast Forward

More than six decades later, the arrangement looks very different.

CVR remains physically in Montecito.

Administratively, however, it belongs to the City of Santa Barbara.

Which means the city collects revenue from this lucrative commercial corridor through significant financial streams: business license taxes, sales taxes, property taxes, and hotel occupancy taxes.

In return, the city provides routine municipal services: street maintenance, tree trimming, public safety, sanitation, and periodic infrastructure work.

But the balance between revenue and services is not equitable.

Many merchants and property owners believe the corridor generates far more for the city than it receives in attention, investment, or responsiveness.

In their view, CVR functions like a junior partner to SB’s piggy bank, which prefers releasing the largesse of funds accrued from CVR to ill-conceived and poorly-managed social welfare programs.

But the Real Issue…

…is not merely about taxes, and how recklessly they are appropriated.

It is about control.

CVR is surrounded by Montecito.

It looks like Montecito. It feels like Montecito. It serves Montecito.

Yet it is governed (some would say mis-governed) by the City of Santa Barbara.

Which means that city officials (not resident in Montecito) make planning, zoning, and development decisions affecting CVR—decisions that sometimes run contrary to the preferences of the businesses and property owners who operate here.

Example: an unsightly traffic light recently installed on the corner of CVR and Hermosillo Road, which at rush hour is capable of gridlocking traffic all the way into a roundabout near the I-101 ramp.

The Question

Was annexation the right decision in 1960?

At the time, it solved immediate problems and promised stability.

But policies that make sense in one era can become misaligned in another.

Communities evolve. Economies change. Expectations shift.

And when the balance between revenue and representation begins to feel uneven, an important question surfaces:

Who should control the future of Coast Village Road: The city that collects taxes and decides how to spend them—or the community that lives with the consequences?

A quarter-century, ago, the Lower Village was pleasant but subdued—a collection of shops and businesses that served the community without defining it.

There was activity. There was commerce.

But there was not yet energy.

Gene Montesano understood something others had missed.

Restaurants do more than feed people.

They create momentum.

They draw foot traffic. They generate conversation. They give a place identity.

So he began building.

His first creation was Lucky’s, defined earlier in this serial as Montecito’s social hub.

Next—the other end of CVR—came Tre Lune, an ambience of warmth and good cheer with a menu rooted in Italian tradition.

Then came Montesano Deli.

Part café. Part market. Part meeting place.

And maybe the best hot pastrami sandwich and potato salad in Santa Barbara County.

Together, Lucky’s, Tre Lune, and Montesano Deli transformed CVR into a vibrant thoroughfare.

Sidewalks grew busier. Shops stayed open later. Visitors lingered longer.

Today, shopkeepers are creating their own social scene with outdoor seating along widened pavements—a trend pioneered by Homer, purveyors of luxury leather bags and accessories.

What had once been a sleepy commercial strip has become a destination—one that Santa Barbara residents now travel to, reversing the old pattern when Montecitans routinely drove into the city for dinner and boutique shopping.

Gene Montesano understood a simple truth:

Community begins with hospitality.

He built that community the only way it can be built.

Restaurant by restaurant. Table by table. Conversation by conversation.

And in doing so, he gave the Lower Village a pulse.

Once the seals lounging on Butterfly Beach boulders know you, they wave and wink.

When I moved to Montecito in the summer of ‘01, I discovered that the Coast Village Grill—a ramshackle (if cozy) eatery I’d enjoyed during visits—had come under new management as Lucky’s Bar & Grill.

It quickly became my favorite bar, restaurant, and hangout.

Thinking I might write a book called Montecito Mellow in the footsteps of Monaco Cool, I wrote about it in September of that year:

Around five o’clock when the sun begins to set, a watering hole/steak & chop house on the east end of Coast Village Road hosts the Montecito Mellowest.

Lucky’s exudes relaxed elegance, its walls adorned with black-and-white photographs of famous thespians and crooners—mostly departed—in homage to Hollywood as it once was.

Servers are dressed formally, but management does not expect the same of its laid-back patrons, among them: folk-rocker David Crosby, who grew up in Montecito and drives in from Santa Ynez; the carrot-topped novelist T.C. Boyle, in trademark red Converse sneakers; Kirk Douglas, Carol Burnett, Bo Derek, and Oprah, who prefers to book the whole dining room when she craves Lucky‘s Fries and salty turtle sundaes.

A beer comes in a frosted mug, poured by Matt or Ezra; dry martinis are stirred or shaken to perfection.

The menu, classic American fare, features Andy’s Baby Back Ribs, after Formula One impresario Andy Granatelli, who owns a corner table.

Now Back to the Present

Some of the names above have since transcended elsewhere.

But Lucky’s endures—busier than ever.

White tablecloths. Dark wood. Good lighting. Strong drinks.

Gone the days—the aughts (2001-2010)—when you could wander in on a Saturday evening and claim a hightop in the bar sans reservation. Instead, even weeknights require calling ahead.

Part of that reflects the influx of newcomers. Part of it reflects Lucky’s evolution from popular restaurant to bona fide institution.

In Montecito, restaurants come and go. Only a handful become institutions.

Lucky’s endures because it serves a deeper purpose. It is where Montecito gathers.

The Proprietor

Gene Montesano founded Lucky’s with partners, but he was always the hands-on proprietor—and remains so today.

In the early years, he often held court on site alongside rock ‘n’ roller Jeff Barry, Andy Granatelli, Peter Noone (Herman’s Hermits), and other local luminaries.

Montesano was never flamboyant.

He was shy yet attentive. Observant. Quietly proud of what he had built after a decade in the denim trade, having founded Lucky Brand Jeans.

The Kitchen

The original chef, James Sly, crafted a full brasserie-style menu of American comfort food—burgers, ribs, chicken pot pie—but with a crucial distinction:

Comfort food executed at a very high level.

Familiar dishes—done properly, using ingredients from top-tier purveyors, in a kitchen supervised with meticulous care.

When Sly departed in the mid 2000s, veteran restaurateur Leonard Schwartz made improvements and skillfully guided operations for many years.

Today, the very able, very affable Larry Nobels runs the show.

The formula remains unchanged.

Quality. Consistency. Discipline.

The Clientele

From the beginning, Lucky’s attracted a mix of natives, visitors, and the famous.

Movie stars sit beside local real estate agents. Authors dine next to entrepreneurs. Rock stars with retirees.

Everyone had a favorite dish.

For Beach Boy Bruce Johnston it was the matzo ball soup. For David Crosby, beef stroganoff.

Jeff Bridges stops in for takeout—and I once saw Rupert Murdoch with then-wife Jerry Hall, a table for two on the patio.

Lucky’s did not merely cater celebrity culture.

It normalized it.

The Bar—Montecito’s Unofficial Office

The bar at Lucky’s deserves its own chapter.

Compact but lively, it functions as an informal meeting place for regulars.

Some arrive daily. Others appear only occasionally. All feel at home.

Bartenders remember names. Orders arrive without being requested.

In a community known for privacy, the bar provides something rare:

Familiarity.

It is where newcomers become regulars—and regulars become part of the town’s fabric.

At Lucky’s, wealth, fame, and status soften.

No velvet ropes. No spectacle. No fuss.

Just low-key elegance, the result of careful stewardship—and a deep understanding of how community actually works.

An Enduring Appeal

Restaurants survive on food.

Institutions survive on trust.

Lucky’s earned both.

A place where people return not out of obligation, but out of habit.

In Montecito, habits have a way of becoming traditions.

And traditions—over time—become landmarks.

In 2007, Rick Caruso purchased the Miramar from Ty Warner, inheriting both headaches and opportunity.

Caruso was not a hotelier. He was a builder. And a retail landlord. A man known for creating orderly, elegant, and meticulously maintained shopping centers.

He arrived with a different strategy. Where Warner had battled the system, Caruso courted it.

Community meetings multiplied. Neighbors were consulted. Historic artifacts were collected and displayed.

He presented himself not as a developer imposing change, but as a steward restoring tradition.

Gradually, resistance softened.

It did not hurt his case that the Miramar had become a symbol of paralysis and an eyesore: boarded windows, weeds creeping across the property; a beachfront paradise transformed into a ghost town.

And a literal rats nest.

Some observers concluded that the decline was strategic.

Let the property deteriorate so that neighbors, officials, and the county would capitulate—grateful that anything would at least clear up the mess.

So they eventually capitulated and let Caruso do what Ty could have done, would have done, if only the authorities had permitted it sooner.

County Supervisor Salud Carbajal

During the long battle over the Miramar approvals, critics accused developer Rick Caruso of influencing then–County Supervisor Salud Carbajal through campaign contributions.

Demonstrators held signs claiming Caruso had effectively bought political support after donating to Carbajal’s campaigns.

The donations were real: Caruso and his wife contributed $15,000 to Carbajal’s supervisorial reelection campaign and $10,800 to his congressional campaign.

The Opening

It took years, but in February 2019 Caruso’s elegant property opened as The Rosewood Miramar under the management of Rosewood Hotels & Resorts.

The transformation was dramatic.

From the old casual-ramshackle Miramar into to a style best called East Coast Country Club.

Elegant cottages. Landscaped gardens. Oceanfront dining. And a train runs through it.

Not a fairytale train—a real one.

Barely a year later, the Miramar faced crisis.

COVID-19.

The shutdown devastated travel, tourism, and the hospitality biz.

For many properties, the pandemic proved fatal. But the Miramar weathered the storm and its perfect lawns and ocean views reopened to much applause.

Yet it soon became clear Rick Caruso would not be content merely as a hotelier.

At heart, he is a retail developer who built his reputation—and his fortune—by constructing meticulous shopping environments: destinations designed to feel like towns but operate like malls.

The Grove in Los Angeles, The Americana at Brand in Glendale—and similar projects across California—follow the same formula: elegant storefronts, carefully controlled tenants, small town ambiance.

Retail disguised as lifestyle.

Long before Caruso’s proposal for a dedicated retail zone within the resort reached county supervisors, something subtler began to take shape on the Miramar grounds.

The casitas closest to The Lodge—once designed for guests—started changing function.

Gradually. Almost imperceptibly.

But what had originally been overnight accommodations turned into—surprise, surprise—retail boutiques.

Visitors strolling the property might not immediately notice the transition. The architecture and landscaping remained the same. But the interiors had been repurposed.

These retail boutiques became, in effect, a pilot program—proof of concept for a larger retail vision; evidence that the Miramar was evolving from hotel to shopping village.

The shift raised an uncomfortable question: Was the retail expansion a response to demand—or the plan all along?

Developers rarely reveal long-term strategy in a single announcement. They test ideas, measure reaction, and adjust timing. Small changes prepare the ground for larger ones.

In that context, the casita conversions looked less like isolated decisions and more like early steps in a broader transformation. As in, a precursor of what would come next: More shops, more traffic.

The Next Phase…

…focused on a piece of land few visitors ever notice.

The staff parking lot.

Caruso proposed replacing that parking area with a mixed-use complex: housing for employees, residential units, and—most controversially—up to a dozen upscale retail shops. Think Rodeo Drive. Think Prada, Gucci, Hermes.

Roughly, 17,500 square feet—a small number by urban norms, large by Montecito standards—is projected to be for retail use.

To supporters, the plan sounded practical. The county faced a housing shortage, particularly for hospitality workers.

To critics, the housing proposal sounded suspiciously convenient. Because the retail component appeared to be the real engine of the project.

Neighbors voiced concern about traffic, congestion, and the creeping commercialization of the coastline. They worried about delivery trucks, parking shortages, and the transformation of a resort into a shopping destination.

One resident put it bluntly: “It’s about money. It’s about the erosion of what makes Montecito, Montecito.”

Supporters responded with equal conviction. They argued that the project would provide jobs, housing, and economic stability. They praised Caruso’s track record and pointed to the revitalization of the Miramar itself as proof of competence.

In late 2024, county supervisors approved the expansion despite multiple appeals from residents and community groups. The project cleared its final major hurdle, allowing construction of employee housing and boutique retail to proceed.

The vote did not end the controversy.

Montecito has a long memory, and development decisions echo for years. Residents continue to watch closely, measuring each change against a simple standard: Does this preserve the town—or transform it?

Latest Word

Since October 2025, two of Rick Caruso’s most senior Miramar managers have left his employ, men who helped launch the hotel and who once loyally flanked Caruso’s sides while he paraded around the resort on weekend visits to inspect landscape maintenance as if he were the Queen of Hearts from Alice in Wonderland causing fright to the pips.

There have been no public announcements, and lips are tight about the circumstances of their discreet departures.

The first to fall off—last fall—sought and found employment elsewhere after being told his days were numbered.

The second executive moved on to South Carolina. It is whispered, though not confirmed, he may have drawn scrutiny over the alleged comping of beachfront suites to certain individuals with whom he was socially involved. Whether those arrangements crossed internal policy lines remains unclear.

One name surfaces in such conversations: Ben Anderson, a conman who—with his family—moved from Montecito a couple of years ago to quietly resettle in Nashville, Tennessee. It is whispered that Anderson began cutting plans to flee soon after a longform piece of investigative journalism (my own) exposed—in the Santa Barbara News Press—his past frauds.

Back to the Rosewood Miramar where, most recently, the Director of Rooms and the Director of Food & Beverage vacated their second-tier management positions.

Locals who visited the Rosewood Miramar over Easter weekend report the hotel’s activities were scaled back and in disarray compared to previous holiday celebrations.

The Miramar burned. It closed. It decayed.

For decades, it stood as Montecito’s most visible contradiction: a prime beachfront property slowly collapsing in public view, while property values everywhere else soared.

Residents drove past it daily. Neighbors complained about it. Real estate agents apologized for it.

The Miramar became more than an eyesore. It was a civic embarrassment.

The First Dream

The Miramar’s roots trace to 1876, when Josiah and Emmeline Doulton purchased a 20-acre stretch of Montecito shoreline from Darius Lyman Bliss and began welcoming guests to what they first called Ocean View Farm—later renamed the Miramar, ‘behold the sea.’”

Nothing fancy.

Wooden cottages. Ocean breezes. Simple hospitality.

Guests arrived by carriage and train, seeking fresh air and escape from city heat. The property grew gradually—more rooms, more amenities. And by the early twentieth century, the Miramar had become one of Southern California’s most beloved coastal destinations.

It was casual. Unpretentious. Accessible.

The Golden Years

For much of the twentieth century, the Miramar thrived.

Families vacationed there year after year. Children learned to swim in the surf. Couples celebrated anniversaries in oceanfront rooms. Locals gathered for dinner and dancing.

The hotel was not exclusive. It was welcoming to all.

Where the Biltmore catered to society, the Miramar catered to everyone else—middle-class travelers, vacationing retirees. It offered comfort rather than prestige.

And for decades, that formula worked.

The Slow Decline

Then came the familiar story.

Ownership changed. Maintenance slipped.

By the late twentieth century, the Miramar had begun to age badly. Rooms looked tired. Facilities were outdated. Infrastructure lagged behind modern expectations.

Guests noticed.

So did inspectors.

Enter Ian Schrager, who rose to fame as the co-founder of Studio 54, the legendary Manhattan nightclub that opened in 1977 and quickly became the epicenter of celebrity culture. Movie stars, musicians, fashion icons, and politicians passed through its velvet ropes. The place pulsed with energy, excess, and notoriety.

And eventually, it was shut down.

After legal troubles and a prison sentence for tax evasion in the early 1980s, Schrager reinvented himself as a hotel visionary. He pioneered the concept of the boutique hotel, transforming hospitality into theater, design into identity, and lodging into lifestyle.

By the late 1990s, he was one of the most influential figures in the global hotel industry.

The Miramar had already fallen into decline by the time Schrager arrived in 1998 with grand plans for a stylish resort.

But financial troubles derailed the project, and the hotel closed in 2000.

In 2005, Ty Warner purchased the property, believing he could succeed where Schrager had faltered.

His vision was ambitious: a modern luxury resort that would preserve the Miramar’s charm while elevating it to the level of his other properties—San Ysidro Ranch and the Biltmore.

But Montecito had other ideas.

Neighbors objected. Planning hearings multiplied. Appeals followed.

Warner quickly rediscovered what many developers before and after him learn: building in Montecito can be less an approval process than an endurance test.

Conflicts with neighbors and the complexity of local regulations slowed progress, creating frustration and uncertainty around the project.

At some point, the calculation shifted.

The Miramar was no longer a hospitality project. It had become a political one.

Already fighting to improve The Biltmore and Coral Casino, Ty Warner decided to call it a day.

And so he sold it to LA shopping mall impresario Rick Caruso.

Sipping and supping here at twilight is a marriage of the French and American Rivieras.

Long before Montecito became a celebrity ZIP code—before paparazzi and before real estate listings began describing modest cottages as “legacy estates”— there was San Ysidro Ranch.

It began in the nineteenth century as a working ranch and citrus farm tucked into the foothills beneath the Santa Ynez Mountains, where the air was cooler and the land fertile.

Over time, cottages replaced barns. Gardens replaced orchards. Hospitality replaced agriculture.

What never changed was the atmosphere.

Even today, arriving at the Ranch feels less like checking into a property than slipping into a parallel world—one where noise softens and time slows.

From the beginning, the Ranch attracted guests who valued quiet above spectacle.

Early visitors included writers, actors, industrialists, and politicians seeking refuge from public life long before Montecito became synonymous with celebrity.

The layout made it possible.

No grand lobby. No elevators. No corridors lined with identical doors.

Instead, cottages scattered across winding paths, hidden behind hedges, bushes, and trees. Guests could come and go without encountering anyone they did not wish to see. Conversations remained private.

In hindsight, the design was visionary.

It anticipated the future—a future in which privacy would become the most valuable luxury of all.

Camelot in Montecito

In 1953, John F. Kennedy and Jacqueline Bouvier arrived at the San Ysidro Ranch for their honeymoon.

They stayed in a secluded cottage surrounded by gardens and mountain views, far from Washington, Boston, and the scrutiny that would soon define their lives. Staff remembered Jackie wandering the grounds, admiring the flowers and lingering in the sunlight while Jack read books and relaxed on the patio.

Their visit put the Ranch firmly on the map—and made it synonymous with storybook love, complete with candles, fireplaces, and carefully trimmed rosebushes.

The Celebrity Hideaway

In the decades that followed, San Ysidro Ranch quietly evolved into something unique:
Montecito’s preferred refuge for the famous.

Not a place to be seen. A place to disappear into.

Arrive quietly, check in under pseudonyms, leave unnoticed.

Reinvention as Business Strategy

Owners recognized that guests were not simply renting rooms—they were purchasing experiences.

Every detail mattered: lighting, landscaping, linens, silence.

Staff members learned to anticipate needs before they were spoken.

That formula would later define luxury hospitality worldwide.

The Stonehouse

At the heart of the Ranch stands one of the most atmospheric dining rooms in California.

Originally constructed as a citrus packing house in the nineteenth century, the building was made from thick local stone designed to keep fruit cool before shipment. When the Ranch transitioned from agriculture to hospitality, the structure was preserved and transformed into a restaurant.

Today, it remains the social center of the property.

Heavy beams overhead. Fireplaces glowing in winter. Gardens visible through tall windows.

Dining here is a special occasion—whether you’re celebrating one our not.

The menu reflects California’s seasonal bounty—fresh produce, local seafood, carefully sourced ingredients—but the true attraction is the setting.

What was once The Plow & Angel, a smaller, more intimate tavern tucked beneath The Stonehouse—a cozy, low-lit gathering place with craft cocktails and live music.

Ty Warner

Today, San Ysidro Ranch belongs to Ty Warner, who manages it through his own hospitality group.

When he took over in 2000, Ty approached the property the same way he approached The Biltmore: Nothing was acceptable to him until flawless.

Cottages were rebuilt. Gardens were replanted. Infrastructure was upgraded. Systems were carefully modernized, and largely out of sight.

But the essential character—a tranquil, romantic atmosphere—remained intact.

Under Warner’s stewardship, San Ysidro Ranch was not reinvented; it was refined to an ultra-high standard.

And it secured its place as one of the most celebrated hotels in America.

Not because it changed with the times, but because it understood what never needed to change.

A biography of Ty Warner by Zac Bissonnette appeared on bookshelves 11 years ago, yet I do not recall The Great Beanie Baby Bubble being discussed widely in Montecito despite Ty’s presence here.

(Sadly, the national attention span has narrowed from books to squibs, bytes, and blurbs posted on anti-social media.)

Published in 2015, the book was a compelling character study with revealing anecdotes.

Considering his ownership of The Biltmore (which includes the private membership Coral Casino), the San Ysidro Ranch, and the Montecito Country Club, Ty Warner may be the most consequential personality the town has hosted since Charlie Chaplin.

The Man Behind Plush

Ty Warner did not set out to build hotels.

He was a toymaker who set out to sell stuffed animals—and he did so with obsessive precision.

Born in Chicago in 1944, Ty spent years as a traveling salesman for a plush-toy manufacturer called Dakin. He was talented, driven, and restless—qualities that made him successful but difficult to manage. Eventually, he was fired after inserting his own product designs into the company’s line—a violation of corporate etiquette, and a preview of entrepreneurial instinct.

After several failed attempts to launch businesses—music boxes, novelty items, assorted gifts—Ty returned to plush toys in the early 1980s, just as the industry entered decline.

Most people would have looked for a safer opportunity.

Ty doubled down.

His mission was simple: Produce the best plush toys possible. Sell them cheaply. Control distribution tightly. Create scarcity.

And above all—focus on the eyes. Beanie Babies had to make eye contact with the buyer.

This was not marketing theory; it was his own.

According to author Bissonnette, Ty insisted that every toy be trimmed and brushed by hand. Lighting in stores had to be perfect. Display shelves had to be arranged just so. Nothing was accidental. Nothing was casual.

Ty was not merely selling toys. He was staging encounters.

The result was one of the most astonishing consumer phenomena in modern history.

In the 1990s, Beanie Babies became a national obsession. Parents lined up outside gift shops. Collectors traded animals like stocks. Newspapers reported price surges with the seriousness usually reserved for commodities markets.

He also possessed an intensity that bordered on obsession.

During court-ordered community service following his 2014 tax-evasion conviction, Ty was asked how he conceived the idea of Beanie Babies.

This tendency has not diminished, leading one to suspect he may actually enjoy the swirl of lawyers and motions around him as a form of theater.

That said, Americans live in a highly litigious culture in which deep pockets attract lawsuits the way porch lights attract moths. This is a national condition—some would say disease—that clogs courts and rewards grievance.

Decades ago, I had a brief encounter with this phenomenon when I became entangled in litigation involving the Ringling Brothers circus over intelligence work I conducted on their behalf.

Circus owner Kenneth Feld maintained an ironclad rule: Never settle. Fight every case until the eleventh hour and trial is inevitable.

Why?

Because settling invites more lawsuits from other parties.

Feld understood something essential about human behavior: once you signal vulnerability, opportunists appear.

Ty Warner seems to operate under a similar philosophy.

The Tax Case

In 2014, Ty pleaded guilty to federal tax evasion after hiding more than $100 million in offshore accounts.

(No point engaging the IRS in litigation, plus he got caught red-handed.)

The case could have ended disastrously.

Instead, Ty received probation, community service, and a large financial penalty—an outcome many observers described as extraordinarily lenient given the scale of the offense.

Ty Warner’s story is not about toys, hotels, or lawsuits.

That impulse built a billion-dollar empire.

It also explains why the Biltmore remains closed.

Because perfection, once pursued, becomes a moving target.

Coast Village Road (CVR) has never had a traffic light.

Until now—if yet unveiled and illuminated.

Blame it on the recent influx of jerks from LA who, with engines a-roar, race this road at 20 mph over the speed limit—and no cops around.

The City of Santa Barbara pretends to govern CVR (a commercial stretch that Montecito frivolously gave to the city 60 years ago).

This new monstrosity is SB’s way of dealing with their inability to enforce the law.

This wee sea creature invaded Butterfly Beach today. It is a Portuguese man o’war, albeit the more benign variety.

Nonetheless: don’t touch it, don’t step on it—unless pain is your preference for endorphin release.

In the 1920s, Montecito was transforming from agricultural outpost to aristocratic retreat. Wealthy families had already built estates along the coast, but there was no central gathering place—no stage where society could see and be seen. No location where deals could be whispered over cocktails or alliances forged beside the ocean.

What Montecito lacked was a clubhouse.

So developers built one.

They called it The Biltmore.

And from the moment its doors opened, the hotel became the unofficial capital of Montecito.

The Birth of a Landmark

The hotel debuted in 1927, a gleaming Spanish Colonial masterpiece designed to impress visitors and reassure residents that Montecito had arrived.

White stucco walls. Red tile roofs. Palm trees swaying in the ocean breeze.

It looked permanent.

That illusion lasted less than two years.

In 1929, a devastating earthquake struck Santa Barbara County, leveling buildings and shattering confidence.

The original Biltmore suffered catastrophic damage and was demolished. For a brief moment, it appeared the grand experiment had failed.

But Montecito, like its residents, does not accept defeat.

Within a few years, the hotel rose again—larger, stronger, more elegant than before. The rebuilt Santa Barbara Biltmore opened in 1937.

This time it stuck.

The Coral Casino: Where Montecito Plays

If the Biltmore was the town’s living room, the Coral Casino—part of the complex, across Channel Drive—was its playground.

Despite the name, gambling never occurred there. The word “casino” simply meant social club—though the behavior inside sometimes resembled wagering.

Members gathered to swim, dine, flirt, and conduct business under the California sun. Children learned to swim in the pool. Adults learned who mattered in town.

Membership became a badge of belonging.

The Coral Casino established the town’s social hierarchy more efficiently than any election. No ballots. No campaigns. Just an application, a committee, and a vote behind closed doors.

Hollywood Arrives at the Pool

By the 1940s and 1950s, the Biltmore and Coral Casino had become magnets for Hollywood royalty.

Actors lounged beside the pool. Directors negotiated contracts over lunch. Producers conducted casting sessions disguised as vacations. The hotel staff learned quickly that discretion was the most valuable service they could provide.

Stories circulated—never confirmed, rarely denied.

Deals were made. Affairs began. Careers ended.

And the ocean kept making waves, indifferent to it all.

The Biltmore became more than a hotel. It became a symbol of Montecito’s defining promise: Luxury without exposure.

For decades, the Biltmore operated with steady confidence. Ownership changed hands occasionally, but the mission did not: maintain elegance, protect privacy, and avoid controversy.

The formula worked.

Guests returned year after year. Weddings filled the calendar. Bellmen carried luggage. Gardeners trimmed hedges. The place functioned like a well-rehearsed play—predictable, polished, and reassuring.

Next came Ty Warner.

Enter the Perfectionist

Ty Warner did not purchase the Biltmore merely to own a hotel.

He purchased it to shape it in his image.

Warner, the billionaire creator of Beanie Babies, had built his fortune on obsessive attention to detail. Every stitch mattered. Every tag mattered. Every color mattered.

That mindset followed him from Chicago to Montecito.

He acquired the Biltmore in 2000 and immediately launched a campaign to transform the property into what he believed it should have been all along: flawless.

Rooms were redesigned. Landscaping was reimagined.

Guests noticed. So did residents.

Some applauded his ambition. Others worried about disruption. But everyone understood one thing: Ty Warner is a visionary.

And visionaries cause controversy.

The Renovation Wars

The conflicts began hushed at first.

Warner proposed improvements to the Coral Casino—upgrades to facilities, modernization of infrastructure, enhancements to dining and recreational areas. On paper, the plans looked reasonable. Practical. Necessary.

But Montecito residents are not famous for embracing change. Especially when it affects their routines.

Club members feared losing access during renovations. Neighbors worried about construction noise and increased traffic. Preservationists raised alarms about architectural integrity. The permitting process was scrutinized.

Meetings multiplied. Letters circulated. Tempers rose.

What might have been a routine upgrade became a prolonged battle.

Warner pushed forward. Residents pushed back. And the town watched in awe.

The Lawsuits

Eventually, disagreement hardened into litigation.

Neighbors challenged building permits. Club members questioned management decisions. Local authorities weighed regulations against economic benefits.

Courtrooms replaced conference rooms.

Lawyers argued. Engineers testified. Club members and local residents continued to complain.

The conflict dragged on for years—an exhausting cycle of proposals, objections, revisions, and appeals.

At the end of the day, Ty prevailed—and recently exacted his revenge on old-time club members who stood in his way, increasing four-fold the cost of monthly dues, then waving goodbye as many old-timers gave up their memberships thereby allowing more room for the nouveau billionaires recently arrived from Silicon Valley, the Bay Area, and elsewhere.

But let’s go back a few years to…

The Pandemic

In March 2020, the COVID-19 pandemic forced the Biltmore to close its doors—temporarily, at first. For three weeks, said a sign posted on the gate.

Three weeks came and went. The Biltmore did not reopen.

Weddings were canceled. Eventually, staff members found employment elsewhere.

For the first time in nearly a century, the hotel fell silent, entry forbidden, sealed up like Willy Wonka’s chocolate factory.

The Biltmore had always been part of the town’s daily rhythm—lunches, meetings, celebrations, casual encounters between neighbors. Especially at Christmastime, when its decorations outshone anything else within a hundred miles.

The Biltmore’s absence felt like a missing heartbeat.

After a few years residents began to ask: Will it ever reopen?

Or this: Is Ty selling it?

No, Ty Warner will never sell.

The stickler holding things up (back then) was his managing agreement with Four Seasons Hotels & Resorts.

To Ty’s thinking, the Four Seasons—due to certain practices—made all the money while the owner’s revenue was scant. So the owner—Ty—decided to hold off reopening until the expiration of their agreement. Plus he’d also discovered he didn’t need an open Biltmore to make money. Ty’s fortune doubled while it was shuttered during COVID.

The Present Tense

As of today, The Biltmore remains closed. The disagreement with Four Seasons was resolved. But in the meantime Ty decided renovation was needed following several years of idle neglect. What was intended to be a general cleanup soon evolved into an endless stream of Ty-initiated improvements then changes to improvements then more changes to improvements.

The new-and-improved resort will include a moat that will circle its many structures. There will also be a Nobu Japanese Restaurant along with a second fine-dining bistro I’m pledged not to reveal.

Latest word: Those who grant planning permits have apparently told Ty, No more changes. Seemingly, the State of California and Santa Barbara County have dearly missed (for six years) various tax revenues (notably, sales and occupancy)—and they’re pressuring Ty to reopen ASAP and fill their coffers.

Given the construction still underway, it’ll be a Christmas miracle if The Biltmore reopens by then. But very welcome nonetheless.

Why the Biltmore Matters

The history of The Biltmore is not just about architecture or hospitality.

It is about who controls land, who shapes development, who decides what stays and what changes.

The hotel sits at the intersection of wealth, tradition, and personal taste—three forces that define Montecito.

Every renovation proposal becomes a referendum on identity.

Are we preserving paradise? Or improving it?

Are we protecting history? Or resisting progress?

The answers shift with each generation. But the argument never ends.

And there is a larger question:

Despite Ty Warner’s penchant for youth, and the steps he takes to remain youthful, he is now 81.

Who will inherit his $7 billion fortune, which includes The Biltmore?

He never married, has no children.

If The Biltmore falls into the hands of some foundation, you can bet the focus of trustees will not be a personal aesthetic so important to Ty.

Their eagle eyes will be focused on the financial bottom-line—and little else.

And maybe that’s when Montecito will finally appreciate Ty Warner.

When Charlie Chaplin arrived in Montecito the early 1920s, he was already the most recognizable man on Earth.

A small mustache, a bowler hat, a cane, and a wobbling walk had turned him into a global language. You could show his face in Shanghai, Paris, Buenos Aires, or London and receive the same reaction: laughter, recognition, applause.

Fame like that is intoxicating. It is also exhausting.

Chaplin lived under constant observation—reporters, fans, rivals, moral crusaders, and politicians all studying his movements as if they contained national secrets. Hollywood loved him for his genius and resented him for his independence. He wrote his own scripts, directed his own films, and refused to behave like an employee.

In Hollywood, independence has always been suspicious.

So Chaplin did what many powerful men do when the spotlight becomes too bright: He stepped sideways. Just far enough away to breathe.

Chaplin purchased a sprawling property in Montecito known as El Estero, a Spanish-style estate surrounded by gardens, orchards, and enough acreage to keep unwanted visitors at a polite distance.

In Montecito, distance and privacy is currency.

The house itself was impressive but not ostentatious. The grounds were expansive but carefully maintained. Staff tiptoed around. Guests arrived discreetly. From the road, everything appeared tranquil—just another elegant residence in a town built on understatement.

Behind the hedges, life was more interesting.

Chaplin worked there and learned the machinery of filmmaking—the logistics, the financing, the power structure.

He discovered that the person who owns the production controls the outcome. Write the film. Produce the film. Direct the film. Keep the profits. That insight would later make him one of the most powerful figures in cinema.

Santa Barbara became his workplace. Montecito became his refuge.

The commute between them was short—15 or 20 minutes by automobile. Close enough for convenience. Far enough for privacy.

The Parties

The legend of Chaplin in Montecito does not come from his films.

The Montecito Inn

Within months of opening, the Montecito Inn became a favored stop for film industry travelers—quiet enough to feel exclusive, lively enough to feel connected to the entertainment world.

Chaplin had created not just a hotel, but a social hub.

It sat directly along the main coastal road—today’s Coast Village Road—making it visible, accessible, and convenient for travelers moving between Los Angeles and Santa Barbara. Automobiles were becoming the dominant form of transportation, and Chaplin understood the importance of positioning.

For years, the inn functioned as a gateway to Montecito—a place where newcomers first encountered the town’s blend of charm and discretion.

Chaplin eventually sold his ownership interest in the inn, but the association never disappeared.

His name remained attached to the property. His photographs stayed on the walls. His legacy became part of the building’s identity.

Even today, guests check into rooms bearing subtle reminders of his tenure—framed images, historical plaques, quiet references to the man who helped transform a roadside lodging house into a local institution.

Scandal Comes to Paradise

Chaplin’s personal life eventually collided with public opinion—an early version of #MeToo.

Hollywood came to Montecito for peace and quiet. It occasionally brought its habits with it.

In 1952, Chaplin left the United States for a trip to Europe.

While he was overseas, the U.S. government revoked his reentry permit.

He was, effectively, cancelled—and settled permanently in Switzerland.

Overnight, Montecito lost its most famous resident.

…A Continued Presence

The stories began shortly after his departure from this earthly plane.

Caretakers reported footsteps in empty rooms. Gardeners claimed to hear laughter drifting across the property at night. Guests described the sensation of being watched while walking through the grounds.

These days, Charlie’s ghost haunts his favorite playground: the Montecito Inn and its neighbor, Lucky’s Bar & Grill, where he plays pranks on patrons.

Fo instance, he’ll jerk a barstool, prompting a male customer to pratfall while concurrently causing a pretty female nearby to slip on an imaginary banana peel— and they meet one another on the floor. This is Charlie’s slapstick style of sparking seduction among strangers.

Strangely, no injuries occur from these pratfalls and slippages (which, of course, have nothing to do with generous martini pours).

Charlie flips empty glasses off serving trays , incessantly taps shoulders of chosen customers, and, when washrooms are occupied, switches the lights off. Or unlocks cubicles, resulting in mirthful—if mortifying—encounters.

Charlie's Ghost, Lucky's

Long before hedge funds, Pilates studios, and Labradoodles with trust funds, Montecito was a wide, dry stretch of coastal land wedged between the Santa Ynez Mountains and the Pacific Ocean—a geography that looks peaceful until it doesn’t.

Mountains behind you to the north. Ocean in front of you to the south not west, as most newcomers are conditioned to think in Cali. Fire above. Water below. Mud when it rains. Ash when it burns.

Nature here has always been in charge. Residents merely rent space from it.

The original inhabitants—the Chumash—understood this. They built lightly, moved seasonally, and treated the land with a mix of reverence and caution. They did not attempt to dominate the terrain. They coexisted with it. They certainly didn’t name their homes after Italian villas and install wine cellars below sea level.

Then came the Spanish.

They arrived with horses, religion, and paperwork—three tools that have shaped California ever since.

The Spanish Crown granted large tracts of land to priests and favored families, The former established missions, the latter, ranchos. These were working properties, not lifestyle statements. Priests preached. Cattle roamed. Crops grew. Nobody discussed wellness. Nobody posted photos of sunsets.

Life was hard, practical, and largely unromantic.

Then the Americans showed up.

They brought railroads, land speculation, and the first hint that Montecito might become something other than a ranching outpost. By the late nineteenth century, wealthy industrialists from the East Coast began drifting west in search of clean air, warm weather, and distance from their competitors.

They discovered Montecito the way prospectors discovered gold—accidentally and with immediate enthusiasm.

Its appeal was simple: good climate, beautiful scenery, far from cities, and close to the ocean.

Thus began the first transformation of Montecito from working land to refuge for the wealthy.

Not the loud wealthy. The discreet wealthy.

The kind of people who preferred to be comfortable rather than famous. Industrialists, railroad magnates, bankers—men who had already made their fortunes and now wanted a place to enjoy them without interruption.

They built large estates surrounded by gardens. They hired architects. They imported trees and marble from Europe. They created an environment that looked effortless but required an army of gardeners to maintain.

Montecito (Spanish for Little Mountain, known today among locals as ‘Cito), became an American version of the French Riviera—minus casinos, but more citrus.

By the early twentieth century, the town had acquired a reputation as a sanctuary for people who valued privacy above all else. Newspapers occasionally mentioned the place, usually in connection with a wedding, a charity event, or an unusually large philanthropic donation.

Scandal was rare. Publicity was considered vulgar.

Then Hollywood arrived.

Actors and directors discovered that Montecito offered something Los Angeles could not: distance. It was close enough to commute, yet far enough to escape. The perfect arrangement for people who wanted to work in the spotlight but live in the shadows.

Movie stars began buying property. Writers followed. Producers drifted in.

Swimming pools appeared. Guest houses expanded. Parties got wilder.

But the essential character remained intact: Montecito was still a place where people came to disappear.

That reputation hardened after World War II.

America emerged from the war richer, more confident, and eager to spend money. Suburbs exploded. Highways stretched across the country. Air travel became routine. Suddenly, the idea of maintaining a second home—especially one near the ocean—seemed perfectly reasonable. And very respectable.

Montecito benefited from this new prosperity.

Families who had once vacationed here began staying longer. Seasonal residents became permanent residents. Estates grew larger. Gardens grew more elaborate. Privacy grew more valuable.

And property values began their long, relentless climb.

By the 1960s, Montecito had achieved something remarkable: it had become famous for being quiet.

That’s not an easy trick. Most places that gain popularity lose their charm. Crowds arrive. Traffic increases. Noise follows. And the original residents complain and move elsewhere.

Montecito managed to avoid that fate—at least until now—by enforcing an unofficial rule: Don’t make a scene.

This rule applied to everyone. Residents. Visitors. Celebrities. Even politicians.

If you lived here, you were expected to behave as though wealth and influence were ordinary conditions, not achievements to be advertised. Flashiness was discouraged. Discretion was rewarded. Conversations remained polite.

Behind closed gates, of course, life could be as extravagant as anyone wished. But from the road, everything looked serene. And that serenity became the town’s brand.

Over time, Montecito developed a peculiar identity: a place where extraordinary wealth masqueraded as modest comfort.

Drive through Lower Village neighborhoods and you will see modest homes (albeit not at modest prices).

Single-story. Tasteful landscaping.

What you will not immediately see are the large villas behind hedges further north. Lots of hedges. High hedges. Or the guest houses and swimming pools hidden behind. Or the tennis courts. And property tax bills large enough to fund a small school district.

Montecito perfected the art of understatement.

It also perfected the art of reinvention.

Each generation of residents arrived convinced they were discovering the place for the first time. They spoke of its beauty, its tranquility, its authenticity. They promised to preserve its character.

Then they remodeled the kitchen. Or the driveway. A new wing here. A new fence there. A slightly larger gate.

And often without planning permission. As one longtime Montecito resident once told me, “It’s easier to ask for forgiveness than permission.”

The real turning point came in the twenty-first century, when technology transformed wealth.

The old money families—bankers, oil executives, manufacturers—began sharing space with a new breed of resident: entrepreneurs and sudden-wealth tycoons from Silicon Valley.

And beneath it all—always—the steady hum of maintenance.

Because paradise requires constant upkeep. Gardens must be watered and leaves blown. Roofs must be repaired.

And egos must be managed.

The most recent transformation of Montecito did not arrive on horseback but in a convoy of Range Rovers and G-Wagons.

During the COVID pandemic, Los Angeles discovered Montecito in a way it never had before.

Offices had closed. Schools went remote. Proximity to work and education no longer mattered. Space is what mattered. And social distancing. (At least that’s what everyone was told—and most were believers.)

So they came. The kind of people who’d never previously considered life outside the city limits.

They arrived quickly—sometimes purchasing homes sight unseen, paying cash, waiving inspections, and driving property values into the stratosphere.

Neighbors changed in weeks. The town changed in months.

The first sight of transformation was many more cars. And with them, gridlock along Coast Village Road.

And the first sound was car engines raised to their highest volume. And intentional exhaust backfires. And horns blaring. (As Ambrose Bierce once said, “Lunatics like to make themselves known.”)

Parking in the Lower Village had always been a walk in the park. It became a hike up a steep hill. And the simple act of restaurant dining and shopping, an exercise in logistics.

Longtime residents noticed something else.

Impatience.

Vehicles edge into intersections before pedestrians clear the street. Conversations are louder—and more expletive (an LA characteristic).

The aftermath of the 2018 mudslide introduced another LA element to Montecito: Vulnerability.

For decades, Montecito had relied on privacy as protection. Tall hedges. Gated driveways. Long setbacks from the road.

The mudslide disrupted that assumption.

Neighborhoods were evacuated. Houses sat empty for weeks—and sometimes months while insurance claims crawled through bureaucratic channels.

Enter criminal gangs.

It was not widely reported, only whispered: Houses were burgled, ransacked.

But when houses were ready to be occupied again, the intrusions did not end.

Large homes sit on generous lots behind hedges. Owners travel frequently, often to second or third homes.

And the freeway—Interstate 101—sits minutes away. Fast access in. Fast access out.

Once discovered, word got round to other criminal gangs.

Lately, it is the Hedgerow Neighborhood getting hit. You’d never know it reading local newspapers. And don’t rely on realtors to mention it.

It is the preserve of older generations to witness the world going to hell in a hatbasket.

In that regard, Montecito is not so different than anyplace else, if still resplendent in natural beauty.
